What makes Florida glass dirty so quickly
Three things work against your windows here almost year round.
- Salt air. Anywhere near the Gulf or the bay, a fine salt film settles on glass and holds onto dust.
- Pollen and organic growth. Long growing seasons mean pollen most of the year, plus mildew shadows in shaded corners and along frames.
- Afternoon storms and sprinklers. Rain picks up dust on the way down, and irrigation spray leaves mineral spotting behind every single cycle.
A realistic schedule
For most homes in St. Petersburg, Clearwater and Largo, exterior glass looks its best on a quarterly rhythm — about every three months. Interiors usually only need attention twice a year unless you have pets, kids or a lot of cooking near a window.
Some situations call for more often:
- Waterfront or beach-adjacent homes: every two to three months for exteriors.
- Windows hit directly by sprinklers: quarterly at minimum, or the mineral spotting starts etching.
- Storefronts and offices: monthly or better, since customers judge glass before they judge anything else.
Twice a year is the bare minimum we would suggest for any home here. Once a year usually means we are removing buildup rather than maintaining clean glass, and buildup takes longer and costs more.
Why regular beats occasional
Maintenance cleaning is simply cheaper than restoration. When glass gets cleaned on a schedule, minerals never get time to bond to the surface, screens do not turn gray, and tracks never fill with grit. When it goes years between cleanings, some of that damage stops being a cleaning problem and becomes a restoration problem.
